TERMS & CONDITIONS OF USE OF MY VIRTUAL OFFICE WEBSITE:

1. This service is free ONLY if you are not already working with another real estate agent.
2. By Registering for the preferred buyer Home Search you certify that you are not currently under contract with another buyer  broker.
3. If you enter into a buyer agency contract with another agent while using this service you agree to promptly notify Varnie Jules to have yourself removed from this service.
4. If you are not under a buyer agency contract but are actively working with, or have pledged your loyalty  to another agent you agree to immediately notify me  to have yourself removed from this service.
5. If you are working with another agent you agree, as principal for your agent, to have your agent's office pay my office  a  20% referral fee from the sale side of the transaction for use of this service upon closing a sale from a property listed in this service that was placed under contract by you while registered as a member of this service or within 7 days of cancellation of this service.
6. I reserve the right to reject any request for this service for any reason at any time.
7. You are under no obligation to purchase a property by registering for this service.
